Bridging loans are ideal when funds are needed fast, with the minimum of fuss.
Bridging finance is usually short term funding from 1 month up to 36 months and funds can be made available within 3 days of application!
At Bedrock we have access to bridging loan lenders who will lend against the value of the property rather than the purchase price so we are able to source funding up to 100% of property value if required.
Generally, bridging loans are made available on a self certification of income, so there is no need to provide financial accounts. The lender will rely upon the value of the property when assessing the merits of an application.
